Greece offers several strategic pathways for residency, investment, and tax planning. As of May 2026, the framework has become more structured, with distinct requirements for real estate investment, remote work, and tax incentives.

1. Residency by Investment (Golden Visa)

The Greek Golden Visa is a premier residency-by-investment program for non-EU nationals. It provides a 5-year renewable residence permit with no minimum stay requirement, granting visa-free travel across the Schengen Area.

Key Investment Thresholds (2026):

· €800,000 (Prime Areas): Required for Athens (central/northern districts), Thessaloniki, and high-demand islands (e.g., Mykonos, Santorini with population >3,100). Restricted to one single residential property of at least 120 m².

· €400,000 (Other Regions): Applies to residential properties in mid-demand locations across Greece. Also requires a single property of at least 120 m².

· €250,000 (Conversion/Restoration): Limited to the conversion of commercial properties into residential use or the restoration of listed buildings. The conversion must be completed before the residency application.

2. Digital Nomad Visa (DNV)

For remote professionals working for entities outside of Greece, this visa is a popular mobility tool.
